 In today’s real estate the question often is what do we do  with our property? DO we buy first and hope to sell our home? DO we sell 1st  and hope to find our home in time for the closing of our sold property. This  question is often asked when your family is ready to list your property on  today’s real estate market. The answer is not always simple. This discussion is  one that usually needs to be addressed thoroughly between the person moving  (Home Seller) and their real estate agent/sales representative. However, some  general comments can be made on the topic.
 If the real estate market is considered a hot "seller's market" more real estate buyers then home sellers), then it is usually best to buy first and  try to get a reasonably long closing date for the purchased home. As long as  the buyer's real estate agent/sales representative provides a realistic market  value opinion for the buyer's home upon which the buyer plans their move, then  there is usually no problem. They can go ahead and buy and be very sure that  there will be no big surprises (about price obtained) for their existing  property.

 If, however it is a "buyer's market" (more real estate home sellers  then home buyers) then it is usually best to sell first, again with a  reasonably long close in order to allow plenty of time to find and secure a  purchase agreement for their new home. In this way, the risk of owning two  homes at the same time is avoided and you will not have to carry 2 of  everything (mortgages, property taxes, hydro, utilities…etc.)
